Dear Donelson Downs Homeowners, Please see the important updates & reminders below: Donelson Downs HOA Website A new website has been created for the HOA. The website address is DonelsonDowns.com. Homeowners may register for full-access in order to view private information (such as financial information). Important items such as the HOA’s governing documents and policies can also be viewed on the website. Exterior Modifications Please note that all exterior modifications must be approved by the HOA prior to the work taking place. To request HOA approval for an exterior modification, please complete and return an Architectural Review Application (can be found at DonelsonDowns.com). Updated HOA Fee Payment Methods Homeowners now have three (3) different ways to pay their monthly HOA fees: 1) Payment of HOA Fees by Auto-Draft (highly recommended): Homeowners are encouraged to pay their HOA fees via auto-draft through David Floyd & Associates, Inc.. This saves owners the worry from having to remember to pay their HOA fees, avoids late fees, and helps with the Association’s cash flow. There is no charge to sign up for auto-draft. If you change your bank account or if you sell your home, please remember to notify us in writing at least ten (10) days before the change occurs. An auto-draft form can be found at DonelsonDowns.com under the Forms tab. 2) Online Payment of HOA Fees: To make an online payment, please visit https://dfa1.cincwebaxis.com and sign in at the top right corner of the screen (NOTE: If you have not signed in before, you will need to register first. Your account number is the same as your street address number). Once signed in, click on “Pay Fees” at the top left corner of the screen. Select your desired payment method (eCheck or credit card) and provide your payment information. Click “Submit eCheck/Credit Card Payment.” Make sure that your payment information is correct and click “Submit Payment.” Please note that a $1.99 fee is charged by the payment platform for eCheck payments and a 3.25% fee is charged by the payment platform for credit card payments. 3) Payment of HOA Fees by Check: Owners may pay their HOA fees by mailing a check each month to Donelson Downs HOA c/o David Floyd & Associates, Inc. PO Box 357 Commerce, GA. 30529-0357. Please make sure all checks are made payable to Donelson Downs HOA and include your street address number in the memo section. All checks should also be mailed with a payment coupon (can be found at DonelsonDowns.com under the Forms tab). Parking & Vehicle Storage No mobile home, bus, camper, boat, trailer, truck or vehicles having a load capacity in excess of one ton may be parked or stored on any street or in public view within the community. No commercial trucks, vans, or trailers shall be parked in the streets other than during active service calls to homes within the community. Pet Waste Please remember to always pick up after your pet. Nobody wants to step in or smell your pet’s waste. Failure to comply will result in fines. Occupancy of Homes If you are an investor-owner, please note that leases may not be less than one (1) year in length. Only entire homes may be leased (i.e. a spare bedroom cannot be leased). No short-term rentals are permitted whatsoever. Each time a new lease is entered, investor-owners must provide their tenants’ names, contact information, and leases terms to the management company and pay a $150 rental registration fee. Governing Documents Amendments The HOA is in the process of drafting amendments to the governing documents that will be voted on by the homeownership. The main goal of these amendments is to protect and enhance the property values of homes within Donelson Downs for years to come.
